Penelope
Valentine
The relationship is with Penelope. She reads every enquiry herself, and she leads every engagement from the first conversation to settlement and well beyond it.
You deal with Penelope. The judgement is hers, backed by our research and data.
Penelope Valentine founded Valentine Investment Partners to do one thing properly: buy investment properties for a select number of serious investors, residential and commercial, and stay with them as the portfolio grows. You deal with Penelope.
There is no handover to a junior buyer, and no account manager who takes over once the work begins. What sits behind her is a working bench: building inspectors, valuers and strata analysts engaged deal by deal, agents and property managers she has known for twenty years, and data systems that read comparable sales, yields, tenant demand and neighbourhood movement at a depth and speed no individual could cover by hand.
So no strategy reaches you until it has been measured against the evidence. The research is wide, and the reading of it is checked. The judgement on top of it is hers, and the relationship stays with her.
More than two
decades in
Sydney property.
Penelope has spent over twenty years in Sydney real estate, as an investor herself and across senior roles in some of the country's best-known agencies. She began at McGrath during its rapid growth years, then held senior management roles at LJ Hooker, including general manager of the Collaroy office and a national training role in its commercial division, and at Ray White. She co-founded the property technology platform Rent360, pairing market experience with software to rebuild how property management is delivered.
She went on to co-found Property Alchemy, the boutique Sydney real estate agency, with Belinda Urquhart. Years inside that business gave her something most buyers never get: the daily reality of what makes an investment property actually perform. The tenant and the lease. The location and the depth of demand behind it. The structure that holds it all together. That operator's view, rather than a salesperson's, is what she brings to the buying.
Before property, she studied psychology at the University of Sydney. She still treats it as the most useful training she has, because buying well is as much about reading people, vendors, selling agents, and a client's own goals, as it is about reading numbers. She is a licensed agent and a member of the Real Estate Institute of New South Wales.
An investor
first.
She does not recommend a strategy she has not tested with her own money.
Penelope has been investing in property for more than twenty years, through more than one cycle. She made her early mistakes when the stakes were her own, learnt quickly, and built a personal portfolio on the patience and discipline she now brings to clients.
She knows what a long hold feels like in the years when nothing seems to be happening, and she knows what it takes to keep going.

of the work that
matters most.
Pending: Penelope's own words. The narrative below is a placeholder to be replaced or confirmed.
After years spent building a real estate agency, Penelope wanted to return to the work she values above all of it: sitting with an investor, setting the strategy, doing the buying, and then staying in the relationship as the portfolio takes shape over years.
She hand-picks the investors she works with, because the practice is built around a long-term relationship and a portfolio assembled together over years, not a single deal. The constraint is her time and her judgement, and that is the point of the practice, not a limit on it.
How she
works.
She works plainly, and with a view. She would rather tell a client to wait than put them into the wrong asset to keep herself busy. Every purchase comes with a written recommendation, setting out the evidence behind it as well as the call, so the reasoning is on the record and can be judged later, by the client and by her. She leads each relationship from the first conversation onward, and that does not change as the portfolio grows.
“I would rather be right than busy.”
Away from
the work.
Outside the practice, Penelope is at home cooking and entertaining with her husband, keeping pace with three children and a bordoodle named Roxxie. Most mornings start with a Pilates class and a large coffee.
