We buy property for investors who think in portfolios.
Penelope Valentine buys residential and commercial investment properties for a select number of serious investors, and stays with them as the portfolio grows. Engaged for the relationship, not the single deal.
Built around the
portfolio, not the purchase.
We do the work a buyer's agent does. We find the property, run the due diligence, negotiate, and see the purchase through to settlement. We just don't stop there.
Most engagements in this market end at settlement. Ours begin there. A portfolio is assembled over years, reviewed and reshaped as markets move and lives change, and that is the work we are engaged for.
The acquisition is an event. The portfolio is the work.
What gets written down before we buy
Every acquisition is recorded against a written thesis, about a page long, before contracts are exchanged.
- 01The roleThe job this asset does that the existing holdings cannot.
- 02The income todayThe rent as a number, net of the costs investors prefer not to total.
- 03The growth caseThe specific things the ten-year case rests on, checkable later by someone else.
- 04The structureWhose name, what entity, and the land tax and capital gains consequences worked through first.
- 05The exitWhen we expect to sell, to whom, and what would make us sell earlier.
One practice,
buying-led.
Where it begins depends on where you are.
We set the strategy and do the buying, usually starting in residential for the first two or three acquisitions before commercial earns its place. An ongoing relationship, not a single purchase.
A paid engagement in its own right: a full review of the portfolio as it stands, and a written strategy for the next moves, whether that means buying, holding or releasing. It stands alone, and it is often how a longer relationship begins.
Across residential and commercial, as retirement or a change of life stage asks something different of it. Releasing what underperforms, sharpening income, and structuring for the years when the portfolio is meant to support you rather than the reverse.
Seven steps.
One of them
never ends.
Every property we buy has a defined role in the portfolio. This is the path an acquisition follows, from the first conversation to the years after settlement.
Two asset classes,
one strategy.
Residential and commercial are not separate businesses to us. They are two parts of one portfolio, and the balance shifts over time.
Residential carries growth and familiarity, and it is where most portfolios begin. Commercial brings income and diversification, with yields that typically sit above residential and a different risk profile that rewards discipline.
We buy across both, so each acquisition plays a defined role rather than standing alone.
Judgement,
before anything else.
Our clients could do this work themselves. They choose not to.
What they engage us for is judgement they trust more than their own time, discretion across a financial life, and a steady hand that has seen more cycles than they have.
That judgement is not formed in isolation. Behind every strategy we put to you is the research that tested it: comparable sales and yield data, tenant demand and neighbourhood movement, and specialists engaged on the ground for inspection and valuation. The evidence is gathered widely and read carefully. The call on what it means is Penelope's.
Sometimes the most valuable thing we do is tell a client not to buy.
We would rather be right than busy.
A percentage of the price
- Pays the buyer’s representative more when you pay more
- Rises with every dollar not negotiated off
- Unknown until the purchase is done
A fixed fee in dollars
- The same whether the property costs $900,000 or $3 million
- Every dollar negotiated off is yours
- Agreed in writing before any paid work begins
Built for the
long view.
The practice is deliberately narrow, and the filter is mindset more than money or experience. We work with investors who are building for the long term.
We are not the right fit for a single transaction and a quick exit. If you are serious about building something over the long term, where you are starting from matters far less to us than where you intend to go.
Read how she thinks, before you pick up the phone.
Penelope writes the way she works: plainly, and with a view. No hot takes, no market noise.
Just the reasoning behind decisions that play out over decades.
A property is not a portfolio.
Why the best single purchase can still be the wrong one.
The most valuable thing I do is sometimes say no.
On recommending against a deal, and why clients pay for it.
Playing defence.
What to do with a portfolio you have finished building.

insights.
One considered piece a month, ten months of the year. Written by Penelope, on portfolios, structure and the parts of the market worth paying attention to. No listings, no market noise, and your details go nowhere else.
Start with a
conversation.
If you are building for the long term and want a senior hand you can trust across the whole journey, start there.
The first conversation is about fit, on both sides, and Penelope reads every enquiry herself.
